A Private Estate in North Eastern Corfu

Villa Aetheria is a five suite private estate set on 8,000 m² of hillside above the Ionian Sea, designed to be experienced as one seamless retreat. The Main House and Guest House are offered together, creating a unified sanctuary defined by open space, silence, and majestic 180 degree panoramic views. From its elevated position, the estate overlooks the Ionian closed sea with direct views across to Albania, offering rare perspective and complete privacy on Corfu’s northeast coast and close to Nisaki bay.

Villa Aetheria As a Fully Serviced Sanctuary of Effortless Living

At Villa Aetheria, every stay is curated with precision and discretion. A dedicated Villa Manager and 24 hour concierge ensure every detail flows seamlessly, while guests enjoy exclusive access to the entire estate. From April to October, private arrival and departure transfers, daily housekeeping with mid week linen refresh, pool and garden care, luxury toiletries, and a welcome gift are included. In high season, chef prepared breakfast is served daily alongside your choice of lunch or dinner, complemented by evening turndown service and access to the automated padel shooter. The experience is private, refined, and entirely your own.

Villa Aetheria spans 640 sqm across two houses, arranged to maximise openness and natural flow. The main living area is generous and filled with light, where the lounge, dining space, and kitchen connect effortlessly to expansive terraces and pools. Wide openings frame uninterrupted sea views and allow fluid movement between indoor and outdoor living.

We really felt at peace. There are just so many nooks and corners for relaxing and lounging in the sun, as well as bigger areas for really any activity you might feel like doing. The Area

Set high above the northeast coastline of Corfu in the Kentroma area just beyond Nisaki, Villa Aetheria enjoys a secluded position within protected natural surroundings. From its elevated vantage point, the estate commands sweeping 180 degree views across the Ionian closed sea toward the Albanian coastline. Open fields frame the setting, while shifting light and gentle breezes create a constant sense of calm from sunrise to dusk.

Despite its privacy, the villa remains well connected to the island’s most sought after coastal spots. Agni Beach offers clear waters and traditional seaside tavernas, while nearby Nisaki provides everyday amenities and relaxed swimming coves. For a livelier atmosphere, Kassiopi welcomes guests with its harbourfront promenade and waterfront dining. The northeast coast balances seclusion, natural beauty, and accessibility.
