A Family Legacy Reborn Above the Ionian Sea

Eleas Ikos Estate stands on the tranquil hillside of Perithia near Kassiopi, where a family story dating back to 1913 meets contemporary Corfiot living. The estate began as an olive mill established by the owner’s enterprising great grandfather. It later passed to his namesake grandson, Andreas Kormaris, the owner’s father, before being entrusted to its current owner. Her dedication to the property led to its legal restoration, adaptive reuse and careful structural preservation. The original stone building now sits in harmony with a thoughtfully designed contemporary extension, creating a private six bedroom estate for up to twelve guests.

Eleas Ikos Estate, Heritage, Privacy and Panoramic Corfu Views

Arranged across more than 400m² and four spacious levels, Eleas Ikos Estate embraces its elevated setting through floor to ceiling windows, generous terraces and uninterrupted views across the Ionian Sea, the Northern Epirus coastline and the mountains of North Corfu. Sunrise brings soft light over the water, while evening colours reflect across the sea. The saltwater infinity pool anchors the outdoor experience, complemented by Mediterranean gardens shaped around the local microclimate, secluded relaxation areas and intimate corners for quiet moments. Shaded dining spaces, a barbecue, traditional pizza oven and open air cinema invite guests to enjoy the landscape throughout the day. Inside, refined interiors and a private wellness area with an indoor Jacuzzi and traditional hammam offer calm, comfort and privacy in every season.

The Layout

Eleas Ikos Estate extends across four levels, with each floor arranged to balance shared living, privacy and uninterrupted views.

The ground floor forms the social heart of the villa. An open plan living room, dining area and fully equipped designer kitchen connect directly with the main terraces and infinity pool. Three en suite bedrooms are also located on this level, allowing guests to enjoy both independence and easy access to the principal living spaces. A guest WC completes the floor.

The first floor is home to a spacious master suite with an en suite bathroom and private balcony overlooking the sea and surrounding mountains. Above it, the second floor contains a further master suite at the highest point of the villa. Its elevated position creates a private retreat with expansive panoramic views and an elegant en suite bathroom.

The lower ground floor offers an additional en suite bedroom alongside the villa’s private wellness area. Guests can relax in the indoor Jacuzzi, traditional hammam and dedicated relaxation space after time spent at the beach or exploring North Corfu.

Our stay was absolutely incredible from start to finish. The villa is even more impressive than the photos, with breathtaking sea views, spacious bedrooms, and beautifully designed indoor and outdoor areas. The infinity pool quickly became our favourite spot, while the outdoor cinema and pizza oven made every evening special. The location offered complete privacy, yet Kassiopi and several beautiful beaches were only a short drive away. We couldn’t have asked for a better holiday and will definitely return.

Eleas exceeded every expectation. Waking up to panoramic sea and mountain views each morning was unforgettable. The saltwater infinity pool, beautiful terraces, and peaceful surroundings created the perfect atmosphere to relax, while the fast Starlink internet allowed us to work remotely without any issues. The welcome basket, thoughtful amenities, and attentive service made us feel at home from the moment we arrived. Highly recommended for anyone looking for a luxurious Corfu escape.

We visited as a family of ten and the villa was perfect for everyone. Having six en-suite bedrooms gave everyone their own space, while the large dining areas and outdoor lounge brought us together throughout the day. The kitchen was fully equipped, the wellness area with the hammam and Jacuzzi was a fantastic bonus, and the housekeeping team kept everything spotless. This is one of the best luxury villas we’ve stayed in.

The Area

Eleas Ikos Estate is set on the hillside above Perithia in North East Corfu, with open views across the Ionian Sea and convenient access to the surrounding coast.

The harbour village of Kassiopi is a short drive away, offering waterfront restaurants, shops, swimming bays and a lively village atmosphere. Guests can also visit Old Perithia, one of Corfu’s oldest preserved settlements, known for its stone houses and traditional tavernas.

The walking routes of Mount Pantokrator are within reach for guests wishing to explore the island’s mountainous landscape. The beaches and coastal areas of Kassiopi, Apraos and Agios Spiridon are also easily accessible, allowing days at the villa to be combined with swimming, dining and discovering North Corfu.
